Roof Inspections and Roof Condition Assessments in Calgary
Iron Shield Roofing inspects flat, low slope and sloped roofs on commercial, multi-family and residential buildings across Calgary. Whether you are buying a building, planning a capital budget, preparing for a condo reserve fund study or checking for hail damage, our inspections give you a clear picture of the roof’s condition, what needs attention now and what can wait. Every inspection includes photos and plain-language findings you can share with owners, boards, lenders or insurers.
Why Roof Inspections Matter
Find Problems While They Are Still Small
Most roof leaks start long before anyone sees a stain on the ceiling. On flat roofs especially, water can travel under the membrane and soak insulation for months. An inspection catches these issues early, when the fix is quick and inexpensive.
Calgary roofs take a lot of abuse. Hail, high winds, heavy snow and repeated chinook thaws all stress seams, flashings and drains.
What we check:
- Membrane or shingle condition, including hail and wind damage
- Seams, laps and flashings at walls, curbs and penetrations
- Drains, scuppers, gutters and signs of ponding
- Rooftop equipment curbs, vents and other penetrations
You receive a photo report that ranks each issue by urgency, along with recommended repairs and budget guidance.
Regular inspections also help protect manufacturer warranties, many of which require documented maintenance.
Who Should Book an Inspection?
Property Managers, Owners and Buyers
Property managers use our reports to plan maintenance and capital spending. Condo boards use them to support reserve fund decisions. Buyers and lenders use them to understand what they are taking on.
If you own or manage a building in Calgary, a yearly inspection is one of the cheapest ways to protect it.
We recommend inspections in spring and fall, and after any major storm.

Roof Condition Assessment Options
Every building is different, so we offer three levels of roof condition assessment (RCA). Each level builds on the one before it.
Choose the level that fits your building, your budget and how you plan to use the report.
Not sure which you need? We will recommend one after a quick conversation about your property.
1. Level One Roof Condition Assessment
A solid baseline assessment for most buildings. Level One includes:
- Visual assessment of the roofing system
- Identification of the roof system type when it is unknown
- Remaining estimated useful life (RUEL) projection
- Deficiencies and their potential impact
- Photo documentation
- Review of roof warranty status
- Current and future maintenance budget recommendations
- Current and future roof capital expenditure budget
2. Level Two Roof Condition Assessment
Everything in Level One, plus:
- Inventory of roof system components
- Sample photo documentation of key areas
- Detailed digital drawing of the roof
3. Level Three Roof Condition Assessment
Our most complete assessment, with everything in Levels One and Two, plus:
- Core cut analysis of the roof assembly, with photo documentation
- Detailed digital drawing of roof penetrations and deficiencies
Every assessment gives you a practical plan for repairs and maintenance, so you can budget ahead instead of reacting to leaks. When work is needed, our crews can handle the repairs and maintenance too.

SBS Modified Bitumen (Styrene-Butadiene Styrene) Roofs
SBS modified bitumen is a two-ply system with a base sheet and a granulated cap sheet. It stays flexible in deep cold, handles foot traffic well and has a long track record on Alberta commercial roofs.

EPDM (Ethylene Propylene Diene Monomer) Roofs
EPDM is a synthetic rubber membrane that stays flexible across a wide temperature range. It is installed in large sheets with few seams, which reduces leak points, and it is a cost-effective option for many low slope buildings.

PVC (Polyvinyl Chloride) Roofs
PVC membranes have heat-welded seams that are stronger than the sheet itself. PVC resists chemicals, grease and standing water, which makes it a good choice for restaurants and buildings with rooftop exhaust.

TPO (Thermoplastic Polyolefin) Roofs
TPO is a single-ply membrane with heat-welded seams and a reflective white surface that helps lower cooling costs. It is one of the most widely installed commercial flat roof systems in Canada.

Tar And Gravel (Built-Up) Roofs
Tar and gravel, or built-up roofing, uses layers of asphalt and felt topped with gravel. Many older Calgary buildings still have one. We repair these roofs and convert them to modern membranes when they reach end of life.
About Iron Shield Roofing Roof Inspections
Our inspectors are experienced roofers, not just report writers. They know how each roof system is built, how it fails and what it takes to fix it. That means our reports focus on what matters: real problems, real priorities and realistic costs.
We inspect roofs on warehouses, retail buildings, offices, churches, condo complexes, apartment buildings and homes across Calgary and nearby communities.
1. We Inspect Roofs of Any Size
From a single garage roof to a multi-building commercial site, we scale the inspection to the property. Large sites can be inspected in phases and reported building by building.
2. Protect the Long-Term Performance of Your Roof
Even the best roof needs regular attention. Drains clog, sealants dry out, and hail and wind leave damage that is easy to miss from the ground. Scheduled inspections and maintenance keep your roof working as designed and help you get its full service life. They also give you a documented history of the roof, which is valuable when you sell the building, file an insurance claim or make a warranty request.

Roof Inspections in Calgary: Frequently Asked Questions
What property owners ask about our inspections and reports.
How often should a roof be inspected?
We recommend inspections every spring and fall for commercial and multi-family roofs, at least once a year for homes, and after any major hail or wind storm.
What is a roof condition assessment?
A roof condition assessment (RCA) is a documented inspection that records the roof system, its deficiencies, photos, remaining useful life and budget recommendations. We offer three levels depending on how detailed you need the report to be.
Can your report be used for insurance or a reserve fund study?
Yes. Our photo reports are written to be shared with insurers, adjusters, condo boards and reserve fund planners.
Do you inspect for hail damage?
Yes. We document hail impacts on membranes, shingles, flashings and rooftop equipment and explain whether repair or replacement is needed.
